How much does house insurance change when you change your vacation home into a part time rental?
I have a moutain vacation home that I may rent out once a month just to cover the applied mortgage. Is ther any caveots with insurance and what will have to be adjusted and cost extra? Thanks in advance.

You should probably just call your insurance company and ask them, tell them you are thinking about doing that and ask them for a quote. If you don’t like it shop around, it might be worth it.

You’ll need “trip and fall” coverage, also, and property coverage. And your homeowners will probably cancel you, if you run a salon out of your house.
Salon coverage is pretty cheap; even with professional liability, with “one chair” you can probably find it for around 0 a year.

business insurance is not expensive and it covers you for several stuff including if you break something they range depending on the stuff that you do from 250.00 for 3 months or so

Well, they’re out there, but you have to buy it, and it’s really expensive. Most independent agencies buy the software, and then pay monthly to pay for rating updates. We’re talking several thousand for the initial software, and about per month, per company, for the rate updates.
You are trying to be your own agent.
Unless you know the difference between replacement cost and GUARANTEED replacement cost, and unless you know which extra endorsements you need (are you familiar with an HO41?), you will be making MAJOR mistakes by trying to do this yourself. You likely won’t even be able to get the accurate (for each company) limit for the building.
Go visit a local, independent agent, and ask them to give you quotes with 10 different companies. Have them print it out. Then go to another one or two, and get 10 or 20 more quotes, from 10 or 20 more companies.
You can’t get the policy, anyway, without using an agent. So let them do ALL the work for you.
Anyone know the proceedure for placing a claim on your home owners insurance ?
We had a hail storm and it put holes in my vinyl gutters and I think it probably did damage to my roof , I could use some new siding but don’t know if they will cover it. I’m wondering what happens when I place a claim ,thanks

you need to get an estimate on repairs and then call your agent to find out what your deductible is if you don’t know. if your damage is less than or just above your deductible amount then you will need to pay it yourself. if its more and you need to file the claim, then call your agent or companies direct claim line to report it. they will send an adjuster out to look at the damages and then he will figure what will be paid and how much. you will then get a check for repairs minus your deductible.

I agree with the other person regarding some insurance companies can stop and start your insurance on demand.
I think I did this back when I was in college (that was a long time ago!). Basically I had to call up the insurance company and tell them when I needed coverage and when I needed to stop it again.
Call your agent. Just bear in mind if you go home for Christmas, you won’t have insurance when you’re home unless you “turn it back on”.
Playing devil’s advocate, turning on and off an insurance policy may do wacky things with discounts on insurance that is based on being a “loyal customer” for “X” number of years. My auto insurance is gets a 5% discount for being with the company for continuously for years. You’ll need to ask if the start/stop thing will impact that.

Most insurers will not even insure you with a trampoline. If you purchase the insurance before you purchase the trampoline, then your insurance will not go up, but be prepared if they come out for inspection or you have a claim early in the policy to prove to them when you purchased it, because if they think you had it at the time you applied for the insurance & they would not have insured you if you had one, then they will void the policy for material misrepresentation.
Trampolines are dangerous. I know of some very serious injuired including a toddler getting killed for crawling under & getting jumped on. Other injuries were a broken spine, broken ankle & borken cuccyx, I could go on & on & this is in a very rural area.
Also, it is an attractive nuisance, meaning, even if someone is traspassing on your property (even if your land is posted) and they jump & get hurt, you are liable.
You will have to do a lot of shopping to find an insurer that will insure you with a trampoline. There is a reason the insurers won’t insure people with them – HUGE liability payouts.
Oh, if State Farm will insure them, go for it, they eventually won’t anymore because they will be getting all of them & this is known as “adverse selection” , they will start paying out big claims & then will no longer insure them before long.

depends on the amount of the home for example my house when i purchased it was 96,000.00. so the home owners insurance is about 950 a year. its all on how much coverage you want to get say like if your house caught on fire you want to fully be able to pay for the house right. so the maximum would be best plus it covers like contents and personal property..
