LOOKING FOR HOME OWNERS INSURANCE CALIFORNIA WITH A ROTTWEILER?
I am purchasing a house this month and trying to get an IDEA on how much my home owners insurance will run me, however I have a rottweiler ( obedience trained, no attack training) and several insurance companies have out right told me they do not write policies for owners with rottweilers… any one know of a company that will cover me? and Not charge me an arm and a leg??

State farm is a dog friendly company. They only ask if your dog was trained to be a guard dog or if it has ever bitten anybody. Not sure if it varies by state but in my state they insure aggressive breeds
State Medicaid for nusring home resident–do they take life insurance upon passing?
My grandmother is a nursing home resident under state medicaid. She has a small life insurance policy that only family is aware of. Upon her passing, if we used the life insurance policy, would the state take the funds?

If your grandmother has named a beneficiary the beneficiary receives the death benefit with no encumbrance from the State. If she does not name a beneficiary or if the beneficiary (or beneficiaries) are no longer alive the death benefit would go to her estate and the State would claim the assets of her estate.

Citizens Property Insurance Corp., the state’s insurer of last resort, has been farming out hundreds of thousands of its policies to startup companies. Firms in that group include American Integrity Insurance, United Property & Casualty and Federated National Insurance. Many have been dubbed poor financial risks, though none has been tested thanks to our mostly storm-free hurricane seasons since 2006.
Companies with stronger ratings have been branching out in Florida, too. One is St. Petersburg’s ASI, which recently insured only newer homes, but now is taking on older homes.

So many things depend on price, so you can’t really use this as an example. It varies on your state, your credit, your age, your fire protection class rating of the local responding fire department, value of the home, which form of a homeowners policy you choose (there are different forms giving more coverage), your deductible, prior loss/claims history, age, multi-policy discounts, age of home, what types of animals you own, updates to the home, how much personal liability coverage you added, and other coverages you may select or exclude
Yes, Florida is likely to see a drastic rate increase because of all of the hurricanes and claims paid last year. You should check with an indpendent agent, rather than a captive agent, who can write with several different companies and provide you the best coverage and price package for your needs.

You’re in Florida, on the coast. Your problem isn’t finding the BEST company, it’s finding someone willing to WRITE you at ANY PRICE. Lots of luck. You’ll probably end up in the state company, Citizens.
Contact a few local insurance agents to see if they can help you. Be prepared to spend A LOT. You’ll probably need three policies – one homeowners, excludes wind & flood, one wind policy, and one flood policy.

I am serving in the military in Hawaii and here you do have to have Hawaii state insurance. I personally always have my insurance of where i am stationed as opposed to where my home is. I used USAA when I first got insurance on my 300zx, I used them for over a year and never had any problems with them or anything. I then bought a new Jeep and wanted full coverage on it, so I got a quote from USAA that just was horrible, I did a few quotes with other companies. I am now with Geico, they have an excellent military department. USAA still offers alot of things for service members, we are getting my wifes car loan through them, but just check other places for insurance, everyone these days does a free online quote.
How do Insurance companies determine quotes for home owners insurance?
Answer:
They all do it different ways.
They have the rates calculated by actuaries, and filed with each state insurance commissioner.
As an example, one company (that I used to manually rate for, tells you how long ago that was, LOL), first you figure out how much coverage they need. You go to the tables for that amount (preferred at that time was 5,000 to 0,000, those were the lowest rates). Then you pick the construction type (frame, masonry veneer, masonry), then you pick the protection class code (ISO standard). Then you get the base rate. Then you add the premiums for any endorsements. You then apply credits and debits – for unupdated houses, or fully updated, for claims or no claims, for credit score, for deductibles, etc.
That gives you your final rate. It’s a bit more complicated than that, as some endorsements get added before credits/debits, and some after.
how to get another home insurance after being told to repair?
Answer:
First, do the repair. Then, start shopping around.
No insurance company will insure a house that needs a critical repair, including but not limited to lack of railings, damaged roofs, lack of paint, rotting porches, collapsed decks, etc.
Most states have a state run “FAIR Plan”, which takes substandard properties (with limited coverages), but even they will require repairs to be made within 30 days or so.
Talk to a local agent. Discuss what the repairs are, and they’ll tell you how critical those repairs are.
should i get home insurance as a home owner or a rental ?
i own a house and i rent out part of it . i pay about 925 per year. i am moving out of state should i switch to “rental property” rather then owner occupied insurance ? which one is better or cheaper

if you have a loan on the property you have to keep insurance on it anyway. i would switch to rental property insurance. it is a little cheaper and your investment will be covered if something should happen in your absence.
