We have a clubhouse in our condo community that I wanted to rent it for a party. Our management company asked to provide my home owner’s insurance. AFAIU my condo insurance is supposed to cover the inside of my unit. My question is why would they ask for something that has nothing to do with the common property (clubhouse)?

Answer:

They want to see that you have liability coverage in case you damage the clubhouse. They could care less about your property coverage for the inside of your condo.

The Fire Dept already determined the cause.

Answer:

Three possible reasons:

1) It’s just a random check.

2) They don’t agree with the Fire Investigator’s determination or somehow suspect it’s inaccurate or incorrect.

3) The Fire Investigator didn’t answer a question they have. (For example, he may have determined the location but not the source, or identified the source as an electronic device but not provided specifics about what the device is.)

They may be looking for someone to hold responsible. For example, if the cause was electrical, they may want to try to collect from the manufacturer of the device.

Anyway, for a very rough estimate of square footage, measure the width of your house outdoors and multiply it by the length of your house. If you have additional floors, double the number.

For a more accurate number, check your mortgage paperwork.

I’m getting an online quote through Admiral and it asks if I am a 1st time buyer (I’m not), but I’m wondering what relevance this has and if you benefit or lose from being a 1st time buyer in these quotes. Answers from those in the know please.

Well, if you’re NOT a first time buyer, then you have prior homeowners insurance – and a track record at maintaining (or not, as the case may be) a home in good condition.

In either case, they are going to run a CLUE report, so if you have any prior claims (homeowners OR renters) they’ll show up.

Sometimes, if you have prior insurance, there’s a credit available.

From the question it sounds like you are the landlord…

Call any of the major insurance players in your area and ask for a non-owner policy. This will cover your liability, the structure and a small amount for your personal property. Most landlords keep very little personal property in their rental homes however things like the stove (if it is a push in type unit) can be considered personal property since it is only coinnected to the home by the gas line and or plugged into the wall.

I have my policies with Farmers however they may not be available in the state you reside in. Also, check with whomevery your primary home is insured with or whomever you have your car insurance with. Most companies offer discounts on multiple policies and or multiple lines.

Check: State Farm, Farmers, Allstate, AAA, American Family etc… If your in CA, AZ, TX or FL I can refer you to some agents I have worked with in the past.

You’re probably looking at Foremost Insurance. You’ll pay more, but they’ll write stand-alone rentals, and properties with prior claims.

I’d be surprised if State Farm wrote a stand alone rental.

It sure is…. If you have a fire you might need to replace absolutely everything, your bed, your chair, your beer fridge, every pair of socks, every glass, plate, everything. Add the cost of replacing that lot up and you’ll see that the home cinema is the least of your worries.

Yes they will pay up if you make a claim…. Tesco’s is really just a marketing brand for ‘UK Insurance Ltd’ which is the insurance arm of RBS…. to all intents and purposes Direct Line, Churchill & Tesco’s are just different marketing brands for the same company. I don’t know for sure, but I wouldn’t mind betting that the claims staff are the same whichever one you use. Someone who works down in Bromley may correct me though…

Whatever company you use, insurance in the UK is extremely well regulated. if you have a valid claim they have to pay up. There are very strict rules to make sure they play with a straight bat… if they don’t the regulator will jump all over them and fine them a fortune, which trust me, they often do.

Honestly mate you’d be daft not to get some contents cover, basic cover (exc. accidental damage) is fairly cheap, just don’t forget to check that the either the ‘any one item’ limit is high enough to cover your AV kit or that you add it as a specified item.

Me and my husband built a house 2 years ago. We didnt use a builder and did it all ourselves so we paid alot less then what the house is actually worth. We are just now looking into homeowners insurance so my question is we dont really know what the house is worth, so when we insure our house will then send over an appraiser or is that something we need to do on our own before we get insuance?
