We have a friend that was told by insurance company that he had to get rid of his 2 labs because they are high on the bite list. If he diesn’t get rid of them the insurance company will cancel him.

Yes, they can. However, Labs are not generally considered biters and I’m wondering what list they were looking at.

Have either of the dogs bitten anyone?

There seems to be something else going on here. Read the article below though and tell them to find another insurance company. Not all insurance companies are anti-dog. They’re just anti-dogs that bite and I’m having a problem with Labs being classed as biters. They are not a breed known for biting. If they were, Guide Dogs for the Blind wouldn’t be using them as one of their main breeds for Guide Dogs.

Additional info: Here’s the only dog bite list I could find. Labs are not on it. (the number at the end of each breed is the number of fatalities between 1979 – 1998)

i am buying a flat and my brother is going to rent it from me. i will not be living in the flat he will be in it himself.

Answer:

Yes you need a dwelling fire policy (some people call it landlord insurance). A Homeowner’s policy is only for owner-occupants, so since you do not live there you need a different policy. As the previous poster wrote Talk to your broker!

As for your brother, it is also in his best interest to get a renter’s policy. His contents and his liability cannot be covered by your policy, since it is your policy and not his policy.

If you’re in Florida, the homeowners insurance nightmare capital of the world, and you have an “average” house (the median house price in the US is 0,000), you’re looking at 0 a month. If you’re in Pittsburgh, it’s a month. If you’re in Los Angeles, you can’t get anything for 0,000, plus you need to factor in earthquake coverage. Maybe 0 a month.

So with real estate . . . it’s location, location, location.

You might want to edit your question, and add in the value of the house, and the city and state.

We understand many insurance policies are shopped for on the internet, but how many are actually purchased via the internet?

There is no way you are going to get a valid response to this one if you are looking for a percentage of all policies sold. It is obvious that there is a lot of growth in this area since you see a lot more companies offering quotes and other services online. For people who have a basic understanding of insurance and their financial needs this is a great solution but they should understand that it will not necessarily save them any money. Sometimes the best bet is to still use a local agent.

You and your sister need to seek the counsel of a proper estate planning attorney immediately.

If you don’t have an attorney, call your local bar association and they will refer you to one. State rules for qualifying for Medicaid vary some, and the rules are almost always changing. The majority of what I hear lay people say about these rules is later proven false, and the mistakes can be costly.

When is the deed transferring? If you transfer the deed now, then yes, you are indeed the mortgagee. You will get the RIGHTS of a mortgagee, and should be listed as mortgagee on the homeowners policy the buyer carries.

If you are NOT transferring the deed now, like maybe this is a land contract, then you are still the property owner, and need to insure your property yourself.

A promissory note is only as good as the person’s wallet who signs it.

I’m getting an online quote through Admiral and it asks if I am a 1st time buyer (I’m not), but I’m wondering what relevance this has and if you benefit or lose from being a 1st time buyer in these quotes. Answers from those in the know please.

Well, if you’re NOT a first time buyer, then you have prior homeowners insurance – and a track record at maintaining (or not, as the case may be) a home in good condition.

In either case, they are going to run a CLUE report, so if you have any prior claims (homeowners OR renters) they’ll show up.

Sometimes, if you have prior insurance, there’s a credit available.

They sent check for 00 and will send 00 more when work done. Roof will be 00, siding not too bad. They want itemized bill for second check. Can I use the 00 and forget about requesting 2nd check?

This isn’t fraud.

But it’s going to be a problem with your insurance company – leaving unrepaired damage (the siding) can jeapordize the way your house holds up to OTHER weather damage. Also, they’re going to know it, because you’re leaving ,000 on the table.

They can cancel or nonrenew your policy, with the unrepaired damage – AND, don’t forget, that if something ELSE happens to that siding, they’re not going to pay for it a second time. That includes fire damage to it, or more hail, or whatever.

It could end up burning you in the long run.

My insurance company said they need the car title before they can give me insurance on the car. This doesn’t make any sense, the dealer say they cannot hold on to the car once it’s bought because it’s not their responsbility anymore. But I need to buy the car to get the title and the title won’t be processed for 1-2 weeks. So once I buy the car I need to take it home but that means driving without insurance, what’s going on here is it okay?
